It's one of the most famous addresses in Australian music, but now Mushroom Group’s legendary Melbourne headquarters – at 9 Dundas Lane, Albert Park – is up for sale.
It's played an integral part within Mushroom Group's history, with the company moving to the address back in 1980 – eight years after Michael Gudinski first founded the business.
In addition to being the birthplace of Frontier Touring, countless famous artists have walked the hallways, and some of the most iconic tours – including Taylor Swift, The Rolling Stones, Billy Joel, Madonna, Bruce Springsteen, Foo Fighters, and more – were organised from within those walls.
It's also the location where some of Australia's most famous artists either called home or were signed to the Mushroom label, including Kylie Minogue, who just headlined the AFL Grand Final a matter of days ago.
“Dundas Lane has been an incredible part of Mushroom's history and is globally renowned in the music industry," says Mushroom Group Chief Executive Matt Gudinski. "I've been coming here my entire life, and it's hard to overstate what this place means to everyone at Mushroom.
"As we look ahead, finding the right custodian to carry Dundas Lane's storied history into its next chapter is incredibly important to us. It will be sad to leave so many memories behind, but we're excited for what the future might hold for this iconic address.”
The building itself – a converted former biscuit factory – offers three street frontages, and occupies a 525sqm freehold corner landholding and approximately 1,080sqm of building area. Add in "warehouse-scale proportions and character" and a rooftop terrace, and it's a desirable piece of real estate – whether you're a music fan or not.
Per a press release, the property is represented by Marshall White in conjunction with Stonebridge and acting under instructions from Advise Transact.
"There’s a genuine residential conversion story here," says Marshall White Agent Oliver Bruce. "The scale of the floorplate, the corner light from three street frontages and that warehouse volume are exactly what buyers look for when they’re reimagining a building as a home rather than an office.
"We’d expect strong interest from owner-occupiers drawn to the opportunity to create a substantial, architecturally rich home with genuine history, while still being close to the beach and everything that makes Albert Park such a sought-after place to live."
